International Builders' Show Kicks off with Keynote from Former Walt Disney Company Leader Michael Eisner

WASHINGTON, Nov. 15--Legendary entertainment industry leader, Michael Eisner was announced today as the keynote speaker for the 2013 NAHB International Builders Show® (IBS), the housing industry's largest annual trade show and exhibition. The show, held Jan. 22-24 at the Las Vegas Convention Center will play host to professionals representing all facets of the housing industry from around the world. Eisner will address attendees on Jan. 22, during the IBS Opening Ceremonies.

"The Opening Ceremonies always provides an impressive lineup of speakers and entertainment, and this year is no exception," said NAHB Chairman Barry Rutenberg, a home builder from Gainesville, Fla. "We look forward to hearing the inspirational words of former Disney leader Michael Eisner, followed by a comedic performance of the Capitol Steps."

Eisner, who served as the Chairman and CEO of The Walt Disney Company for twenty-one years, is recognized for having revitalized and reinvented the company into a full spectrum entertainment enterprise. Under his leadership, the company began implementation of a continuing series of creative growth strategies that resulted in its annual revenues rising from $1.7 billion to more than $30 billion. Michael Eisner continues to be an entertainment innovator to this day. His investment company Tornante launched Vuguru, a studio producing original programming for the Internet, portable media devices and cell phones.

Drawing from his vast experience as both a Fortune 500 CEO and an entrepreneur, his remarks will motivate corporate innovation and teamwork.

Closing out the Opening Ceremonies will be a performance by famed political satire group, the Capitol Steps. Created in December 1981, the Steps began as a group of senate staffers who used the headlines of the day to create song parodies and skits that conveyed a special brand of satirical humor.

Since they began, the Capitol Steps have recorded more than 30 albums and have been featured on numerous major television networks. Although not all of the current members of the Steps are former Capitol Hill staffers, taken together the performers have worked in a total of eighteen Congressional offices, and represent 62 years of collective House and Senate staff experience.

The IBS Opening Ceremonies is open to all registered attendees. Doors open at 7:00 a.m. and limited general seating is available on a first come, first served basis.

WASHINGTON, Nov. 16 - Barry Rutenberg, chairman of the National Association of Home Builders (NAHB) and a home builder from Gainesville, Fla., today issued the following statement on the latest actuarial review of the FHA mutual mortgage insurance fund:

"In light of today's report, there will certainly be discussion about altering the structure or role of the FHA. We would urge policymakers to proceed cautiously.

"The FHA was created during the Great Depression to promote stability in the housing marketplace and allow first-time buyers and middle class families to attain the dream of homeownership. Over the ensuing 78 years, the agency has successfully achieved its mission at no cost to taxpayers. The fact that the FHA finds itself in this position now, as opposed to four years ago during the height of the financial meltdown, is testament to its ability to meet its mission in these difficult economic times.

"While there is no doubt that the housing finance system needs to be reformed, the contributions that the FHA has made during this economic downturn underscore the need for a government backstop for both the primary and secondary mortgage markets. In times of crisis, private financial institutions have fled the marketplace and consistently failed to step up to the plate. Without government support for home purchasing and refinancing, the nation's mortgage markets will grind to a halt, throwing the economy back into recession.

"Given the significant role that housing plays in the economy, policymakers need to take a long-term, holistic approach to housing finance reform and carefully gauge how it affects other efforts under way to get the nation's fiscal house in order and achieve long-term economic growth."

Builder Confidence in the 55+ Housing Market Continues to Improve in the Third Quarter

WASHINGTON, Nov. 8 - Builder confidence in the 55+ housing market for single-family homes showed significant improvement in the third quarter of 2012 compared to the same period a year ago, according to the National Association of Home Builders' (NAHB) latest 55+ Housing Market Index (HMI) released today. The index more than tripled year over year from a level of 12 to 36, which is the highest third-quarter reading since the inception of the index in 2008.

"Many builders and developers in the 55+ housing segment are reporting an increase in demand from consumers," said NAHB 50+ Housing Council Chairman W. Don Whyte. "We are seeing improvement in certain parts of the country where people are moving off the fence and either purchasing a home or renting an apartment that is designed to more specifically suit their lifestyle."

There are separate 55+ HMIs for three segments of the 55+ housing market: single-family homes, multifamily condominiums and rental apartments. Each index measures builder sentiment based on a survey that asks if current sales, prospective buyer traffic and anticipated six-month sales for that market are good, fair or poor (high, average or low for traffic). An index number below 50 indicates that more builders view conditions as poor than good.

Although all components of the 55+ single-family HMI remain below 50, they at least doubled from a year ago: present sales climbed 25 points to 36, expected sales for the next six months increased 27 points to 42 and traffic of prospective buyers rose 20 points to 33.

The 55+ multifamily condo HMI had a significant increase of 13 points to 23, which is the highest third-quarter reading since the inception of the index in 2008; however, condos remain the weakest segment of the 55+ housing market. All 55+ multifamily HMI components increased considerably compared to a year ago as present sales rose 13 points to 22, expected sales for the next six months jumped 19 points to 29 and traffic of prospective buyers climbed 11 points to 22.

Meanwhile, the 55+ multifamily rental indices, which already recovered substantially last year, showed continued but more modest increases in the third quarter: present production climbed six points to 31, expected future production increased nine points to 35 and current demand for existing units and expected future demand improved two points to 42 and 44, respectively.

"Like other segments of the housing industry, the market for 55+ housing is continuing on a steady upward path, driven by improving conditions in additional markets around some parts of the country" said NAHB Chief Economist David Crowe "While we expect the upward trend to continue as the recovery broadens, the speed of the recovery is being constrained by factors as tight mortgage credit, making it difficult for potential 55+ customers to sell their current homes, and shortages of inputs to construction such as buildable lots that are beginning to emerge in some market areas."

$100 Rebate on HBA Membership for Michigan Saves Program
Some of you are familiar with the Michigan Saves program. It is a financing program for contractors customers to utilize (for various energy efficiency improvements) even if their customers have no equity in their homes. Interest rates are 7% (or less) and it is a great tool for folks who might not have manufacturer financing or equity loan options. For the next 25 contractors that sign up to be MI Saves contractors, they are eligible to receive $100 back on their HBA membership or renewal. Becoming a Michigan Saves contractor is quite simple and only requires participation in a 2-hour webinar online.

Home Builders Housing Index Shows Solid Third Quarter Gains in Building and Remodeling in Michigan

 

 (Lansing, MI) – A statewide survey of homebuilders and remodelers showed significant improvement in the building industry’s outlook as the Michigan Housing Index (MHI) reached its highest level in its 2 and ½ year history.  The MHI, covering the third quarter of 2012, showed a sharp increase from the second quarter index, and was significantly higher than the same period one year ago. The latest Michigan Housing Index covers the time period of July through September 2012.

“The trend lines have been positive, so it is encouraging to see the outlook for building continues to improve,” said Robert Filka, CEO of the Home Builders Association of Michigan (HBAM), which conducts the monthly survey.  “We’ve got a long way to go before we see anything near normal historical production, but things are definitely headed in the right direction.”

The Michigan Housing Index (MHI) is a quarterly summary of building and remodeling activity compiled by HBAM.  The survey asks builders about the number of homes currently under construction and in the planning stages.  Builders are also asked to evaluate their prospects for future customers.  Totals are calculated in an index that is reported quarterly to provide a tracking mechanism for the industry’s process. The survey breaks down builder/remodeler sentiment into three categories:

  • Less than 45  (pessimistic)
  • 45-55 (cautious optimism)
  • Above 55 (optimism) 

“While it is good to note that Michigan homebuilders and remodelers are cautiously optimistic about the next few months, our overall economy must see more rapid and sustained growth for a complete recovery of our housing industry,” said Filka.

Filka also noted there remains much concern within the homebuilding industry over the possibility that Congress and the President could begin overhauling the federal tax code in 2013, which could threaten some of the most important tools that encourage home ownership, including the ability for consumers to deduct mortgage interest.

“We must protect the mortgage interest deduction,” said Filka. We shouldn’t change the rules on the one tax break that has been most important in creating a stable middle class in America. A strong housing market is not only important to help more Michigan citizens realize the dream of homeownership, but is essential to revitalizing Michigan’s economy. When builders are constructing homes that means jobs and investment, which provide a better quality of life and support for Michigan schools and municipalities.”

Remodeling Market Index Climbs Five Points, Returns to 2005 Levels

WASHINGTON, Oct. 25 - The Remodeling Market Index (RMI) climbed to 50 in the third quarter of 2012, up from 45 in the previous quarter, according to the National Association of Home Builders (NAHB). Released today, the RMI is at its highest point since the third quarter of 2005, tracking the positive trends recently seen in the rest of the housing sector.

The RMI component measuring current market conditions rose to 52 from 46 in the previous quarter, while the component measuring future indicators increased to 49 from 44.

An RMI above 50 indicates that more remodelers report market activity is higher (compared to the prior quarter) than report it is lower. The overall RMI averages ratings of current remodeling activity with indicators of future activity.

"The strength of the RMI, especially in owner-occupied properties, shows that home owners are investing in remodels as home prices stabilize," said NAHB Remodelers Chairman George "Geep" Moore Jr., GMB, CAPS, GMR, a remodeler from Elm Grove, La. "As owners become more confident that investments in housing will hold their value, they are beginning to undertake projects to improve their comfort that they had been putting off."

All three indicators of current market conditions improved: maintenance and repairs rose to 56 (from 50), minor additions and alterations to 51 (from 47) and major additions and alterations to 49 (from 42). Current market conditions improved or held steady in all four regions in the third quarter of 2012. Current remodeling activity was particularly strong in owner-occupied housing; the sub-components of the current conditions index for owner-occupied housing were all well over 50, ranging between 55 and 60.

Future market indicators in every region but the Northeast experienced gains from the previous quarter: Northeast, 38 (from 41); Midwest, 50 (from 46); South, 52 (from 46); and West, 52 (from 42). All indicators of future market conditions rose: calls for bids, 48 (from 44); amount of work committed for next three months, 46 (from 43); backlog of remodeling jobs, 50 (from 46); and appointments for proposals, 51 (from 43).

"The improvement in the RMI provides more evidence that the remodeling industry is making the orderly recovery from its low point in 2009 as we've been expecting," said NAHB Chief Economist David Crowe. "Although remodeling projects over $25,000 are now showing some signs of strength, they are still lagging behind smaller property alterations and maintenance and repair jobs. The recovery of the remodeling market in general, and large projects in particular, continues to be constrained by factors such as tight credit and problematic appraisals."

Home Price Appreciation Helps Housing Move Forward on Road to Recovery



WASHINGTON, Oct. 18 - Sparked by rising home prices across much of the nation, the housing recovery is now under way, but fiscal uncertainties and other challenges could result in a bumpy ride in the coming months, according to economists participating in yesterday's National Association of Home Builders (NAHB) webinar on the construction and economic outlook.

"We're seeing a more robust housing sector than many other parts of the economy," said NAHB Chief Economist David Crowe. "One of the reasons is we have finally begun to see on a national scale that house prices are picking up again."

Crowe cited a number of other factors that are carrying the housing momentum forward. These include:

· Pent-up household formations

· Rising consumer confidence

· Increasing builder confidence in all three legs of the industry: remodeling, multifamily and single-family construction

· Growing rental demand

· More than 100 metros currently on the NAHB/First American Improving Markets Index

However, Crowe offered several cautionary factors that continue to put a drag on housing activity at this time - including builders who are experiencing difficulties in obtaining production credit, qualified buyers who are unable to obtain mortgage loans, inaccurate appraisals, seriously delinquent mortgages that are at least 90 days late or in foreclosure, and a limited inventory of developed lots in certain markets.

Other causes contributing to uncertainty in the marketplace include the looming "fiscal cliff" that will trigger mandatory budget cuts and tax increases at the beginning of next year, pending Dodd-Frank Act regulations that are making financial institutions hesitant to lend since they don't know how the new rules will affect them, tax reform, and the future role of Fannie Mae and Freddie Mac in the nation's housing finance system.

NAHB is forecasting a 21 percent increase in single-family starts this year to 528,000 units and a further 26 percent climb to 665,000 units in 2013.

Multifamily housing starts are expected to rise 26 percent this year to 224,000 units and 6 percent in 2013 to 238,000 units.

Optimistic Housing Outlook

Expressing a more bullish outlook on housing and economic growth, Mark Zandi, chief economist for Moody's Analytics, forecast that GDP growth will range in the 2 percent range this year and next and "double that growth closer to 4 percent in 2014 and 2015." At the same time, he expects job growth to go from two million per year to closer to 3 million in 2014 and 2015.

"A big part of this optimism is the housing market," said Zandi. "I expect 1.1 million total housing starts in 2013, 1.7 million to 1.8 million in 2014 and over 1.8 million in 2015."

Zandi noted a range of assumptions behind this rosy forecast, including the expectation that mortgage rates would remain very low, the availability of housing credit will improve as private mortgage lending begins to pick up, and the job market gains traction as policymakers work to resolve fiscal issues, which will ease market uncertainties.

Specifically, Zandi cited three critical fiscal policy concerns:

· The fiscal cliff. If policymakers do nothing, the combination of pending tax increases and spending cuts set to take effect in January could produce a fiscal drag of four percentage points, Zandi said, which would throw the economy back into recession. "Hiring will remain weak until this is resolved," he said.

· Treasury debt ceiling. By late February or early March, the Treasury is expected to hit its debt ceiling. A failure to raise the ceiling would prevent the U.S. government to borrow to meet its existing legal obligations, including the issuance of monthly Social Security checks.

· Achieve fiscal sustainability. Zandi said that federal government expenditures as a percentage of GDP is 24 percent and revenues is 17 percent. He said this seven-point gap needs to be slashed to closer to two percentage points of GDP. "We need spending cuts and tax revenues to narrow future deficits," he said. "If we can't do that, bad things will happen."

Acknowledging that these challenges won't be easy, Zandi said his forecast is based on the assumption that Democrats and Republicans will eventually strike a deal on these contentious issues because each side has much to lose. Democrats, he said, don't want to see tax cuts for the wealthiest Americans and Republicans don't like the defense cuts mandated by sequestration.

If the nation has the "political will to address the fiscal issues in a reasonable way, I think we will be off and running," said Zandi.

A Gradual Climb to Normal

Delving into the state statistics behind the national numbers, Robert Denk, NAHB's assistant vice president for forecasting and analysis, cited a range of differences among the states in the amount of pain suffered during the recession and the progress that is being made in recovering.

The hardest hit states -- such as Arizona, Florida, California and Nevada -- bottomed out the furthest during the downturn and still have much ground to make up.

Meanwhile, several energy producing states - North Dakota, Texas, Oklahoma, Montana and Wyoming - will be back to normal levels of housing production by the end of 2014.

On a national basis, housing starts are projected to get back to 55 percent of normal production by the end of next year and 70 percent of normal by the end of 2014, Denk said.

Critical Dunes Building/Development Seminar October 11th


Several member-only seminars on the changes to the state’s Critical Dunes Act have been scheduled for the months of September and October.  These two hour seminars, conducted by the Michigan Association of Home Builders and the Michigan Association of REALTORS®, will cover the major changes in how building will take place in the critical dunes following what environmentalists have called “the most significant changes ever” to the Critical Dunes Act.

The dates and times are still tentative and the exact locations for each have not been established.  However, the HBA office will be sending out more information regarding the local event in the coming weeks. 

At press time, the seminar for the Grand Traverse region will be held on Thursday, October 11th from 5:30-7:30 p.m. at the Traverse Area Association of REALTORS® office, 852 S. Garfield, Traverse City. 

These seminars are not for the general public, although HBA and TAAR members may invite guests to show them what associations can accomplish on behalf of their members.

Light hors d’oeuvres and beverages will be provided at no cost to attendees.  However, pre-registration is required.

To increase value, builders and remodelers who attend these seminars may earn one hour of continuing competency in both environment and legal.  Continuing competency certificates will be available at the end of the seminar.

Architectural Elements to Host September 10th Meeting & Parade of Homes Awards Recognition


Architectural Elements of Michigan (AEM) will sponsor the first HBA General Membership meeting this fall at their fabrication facility located at 13975 Robinson Road, Traverse City.  AEM is located very near the TV 7&4 tower off M-72 West.  The evening will commence at 5 p.m.  President, Jim Anderson and his colleagues will be showcasing “what is new and exciting in the industry”.

VanDyke Joins Preston Feather Team


Preston Feather Building Centers announces that Cleon “Junior” VanDyke recently joined the staff of their Design Center in Williamsburg.  He will be heading up the expansion of their kitchen and bath department in the Traverse City market.

Junior currently serves on the Board of the Home Builders Association of the Grand Traverse Area, Inc.  He has also served as Finance Director for the National Cherry Festival; Chairman of the Board for Faith Reformed Church; President of the Traverse City Kiwanis and he was the charter president of the Traverse City West High School Athletics Booster Club.

Preston Feather Building Center is head-quartered in Petoskey with stores in Harbor Springs, Gaylord and Acme.  Founded by professional builder Preston Arthur Feather, the company will be celebrating their 100th anniversary in 2015.

Emerald Certification Awarded to Advanced Insulation



A new, highly energy-efficient home built by Advanced Insulation Systems of Traverse City has received Emerald Certification, the highest possible green building standard created by the National Association of Home Builders (NAHB).  The home is only one of three in Michigan to achieve this level of certification to date.

The Advanced Insulation home which was featured in this past summer’s Parade of Homes is 54% more efficient than is required by current building code.  The annual heating bill for the 3,468-square foot home is projected to be less than $400 while the air conditioning is estimated to cost less than $60 per year. 

NAHB Emerald Certification is only awarded after a qualified third party inspects the project to verify that the home meets the required standards in lot design, preparation and development; resource, energy and water efficiency, indoor environmental quality and builder owner education.  Emerald is the highest possible ranking. 

According to the US Dept. of Energy, half of American families spend one-fifth or more of their household income on energy-related expenditures.
